A view -- and price -- to take your breath away

This South Laguna house is all about its 270-degree ocean view.

It’s a nice house, but even the listing agent J. Paul of Paul Realty in South Laguna says this is about the view: The value is “almost entirely in the lot and its orientation directly above the wave break on both sides.”

Perched on a promontory, the 2,500-square-foot house sits on a trapezoid-shaped lot with about 75 feet of ocean frontage. Make that breath-stealing ocean frontage.

The three-bedroom home, built in 1988 and remodeled in 2006, is listed for $31.9 million.

Perhaps good things indeed do come in small packages?

“People say the price is too high for a house so small,” Paul said. Unfazed, he maintains that the location and views are unparalleled. “I suppose one could add on or build a bit larger to suit; however, at this price, it obviously makes most sense as a turnkey, fully furnished vacation home for two or three, if you prefer.”

Additionally, extensive glass-walled decks, patios and a balcony expand the living space outdoors. A tree grows through a hole in one deck, creating a landmark that is used by local helicopter pilots in navigating. It is rare even for pilots to see a palm tree so tall--this one goes way beyond the roofline.

Next to the tree are two speakers embedded in rock and an area where there could be a wine cellar for larger-scale entertaining. Five big panels of windows open up the ocean-facing side of the house while providing privacy through treated glass.

The windows also cut down on sun damage. “No carpet fades because there is no blinding sun,” Paul said.

About this house: The house has doors from Indonesia, tiled fireplaces and a staircase to the ocean, where there are tide pools and caves. The property overlooks a small beach popular with families.

Asking price: $31.9 million, including furnishings.

Size: Three bedrooms and three bathrooms in about 2,500 square feet. One bedroom and bathroom have a separate entrance but are not detached from the house.

Features: There are cathedral-vaulted ceilings, hardwood and marble floors, skylights, a bay window and a double-door entry. There are hand-painted tiles in the kitchen and a hand-painted Tuscan mural on a wall in a private courtyard. The home also has a wet bar, air conditioning and two-car garage.

Where: In South Laguna, the house is off a street with a traffic signal providing access to Pacific Coast Highway.
