Top sales: Custom-built home in Manhattan Beach goes for $9.475 million

Newly built homes in Manhattan Beach and Arcadia as well as a Case Study House in Pacific Palisades were among the priciest residential real estate sales in the greater Los Angeles area this past week.

$9.475 million -- Manhattan Beach

A custom-built home in the 200 block of 20th Street in Manhattan Beach sold for $9.475 million, the second-largest sum paid for a single-family home in the South Bay community this year.

Designed by local architect Louie Tomaro, the four-bedroom, 4,747-square-foot home came on the market in May for $8,999,900.

Fronting a walk street half a block from the ocean, the contemporary spans three floors with raised ceilings, wood finishes and two wrap-around decks with ocean views. A basement level features a game room, a home theater and a wine cellar.

Raju Chhabria of Shorewood Realtors was the listing agent. Lauren Forbes of Coldwell Banker Residential Brokerage represented the seller.

Earlier this month, former Los Angeles Lakers coach Mike D’Antoni sold a 5,000-square-foot home in the 100 block of 25 Street for $9.5 million to set the current price record for 2015.

$8.75 million -- Malibu

Relativity Media founder and chief executive Ryan Kavanaugh sold an oceanfront home in the 21000 block of Pacific Coast Highway for $8.75 million. He had asked as much as $11.5 million for the home in 2011.

Set on La Costa beach, the renovated home was built in 1955 and features a courtyard entry, floor-to-ceiling windows, an open-area kitchen and four bedrooms in 3,087 square feet of space.

Two ocean-facing balconies/patios extend off of each level.

Leslie Kavanaugh of Sotheby’s International Realty was the listing agent. Marco Consentino and John Consentino of Pritchett-Rapf & Associates represented the buyer.

$7.68 million -- Arcadia

In the 800 block of Singing Wood Drive, a newly built home designed by architect Robert Tong sold for $7.68 million after listing for sale in April at $8.288 million.

Drawing inspiration from French Villa style, the 10,040-square-foot home is highlighted by a chandelier-topped, two-story entry with marble floors, a curving staircase and detailed wainscoting.

A library, a home theater, a gymnasium, two kitchens and a wet bar are among the amenities. A separate gymnasium has a sauna.

Gary Lorenzini of Coldwell Banker Arcadia was the listing agent. Michael Chu of First Team SNS Real Estate represented the buyer.

$6.5 million -- Pacific Palisades

A Rodney Walker-designed, Midcentury Modern home that was part of the postwar Arts & Architecture Case Study House program sold in the 100 block of Chautauqua Boulevard for $6.5 million.

Known as Case Study House No. 18, the property last sold for $110,000 in 1974.

Marketed as a development opportunity, the 1,701-square-foot home sits on more than half an acre with ocean and mountain views. Walls of floor-to-ceiling glass, beamed ceilings and open-area public rooms with a two-way fireplace are in keeping with the modernist style.

Mary Ann Saxon and Sharon Rubel of Coldwell Banker Residential Brokerage were the listing agents. Frank Langen of Deasy Penner & Partners represented the buyer.

$5.178 million -- Pacific Palisades

A Cape Cod-inspired Traditional in the 900 block of El Medio Avenue sold for $183,000 over the asking price of $4.995 million.

The two-story home, built in 1999, sits behind privacy hedges on more than a third of an acre with an outdoor living room, a fenced sport court and a saltwater swimming pool and spa.

Interiors replete with wainscoting and dark wood floors include large public rooms, a chef’s kitchen, six bedrooms and 5.5 bathrooms in 5,430 square feet of living space. There are fireplaces in the dining and family rooms and the master suite.

Sue Kohl of Berkshire Hathaway HomeServices California Properties had the listing. Violetta Hargitay of Rodeo Realty represented the buyer.

$5.1 million -- Westwood

A rear-facing penthouse at the Blair House building at 10490 Wilshire Boulevard sold for $5.1 million. It had been listed at $5.195 million.

The 4,733-square-foot unit features a formal entry, parquet wood floors and a great room with wet bar. The master suite has a soaking tub, two large walk-in closets and a sauna for a total of three bedrooms and four bathrooms.

Three private balconies take in city and ocean views.

Mark K. Rogo and Lynn M. Rogo, both with Coldwell Banker, were the listing agents.

These are among the top residential real estate sales reported on the combined L.A./Westside Multiple Listing Service for the period beginning July 19 and ending July 25.
