Industrial firm buys property for $3M

A Glendale industrial firm has acquired a 23,000-square-foot industrial property at 912-916 Western Ave. for $3 million, according to Stevenson Real Estate Services.

Stevenson brokers Tony and Michael Maniscalchi represented the seller, a family trust in Montana, in the deal. Buyers Swan, Swan, Swan and Swan, operators of Cygnet Metal Stamping & Fabricating Inc., were represented by Sherman Oaks-based broker Brett Warner of Lee & Associates. Cygnet has relocated from a Justin Avenue property and will occupy part of the space.

Michael Maniscalchi said the adjacent property, at 900 Western Ave., is also for sale, listed at $3.88 million. That building is 24,000 square feet with 10,000 square feet of what Maniscalchi called “creative office space,” with exposed-beam ceilings, windows and stained and polished concrete floors.
