Grandview Suites may go up downtown

The Planning Board on Monday will consider a proposal to build a five-story, 170-room business hotel with 136 parking spots in downtown Burbank, officials said.

An Irvine-based developer has proposed constructing a Grandview Suites hotel on South San Fernando Boulevard between Providencia and Santa Anita avenues, just a block away from the eventual site of a six-story, 210-room Hilton Garden Inn that was approved for construction in May.

The proposed Grandview Suites will include a pool, spa, convenience market, meeting space and exercise room, but no on-site convention facility, according to the application submitted by R.D. Olson Development.

“We think it’s going to add to the downtown feel that we already have,” said Senior Planner Jesse Brown of the project, adding that officials envision hotel guests visiting downtown restaurants and shops. “We see it as benefit for the entire community.”

Developers need to secure a parking variance from the Planning Board, since the hotel proposal includes just 136 parking spots, 34 spots fewer than required by the city for a hotel of this size. Since the hotel does not include a convention center, developers believe that the number of parking spots proposed will be adequate, according to the application.

If the project gets the green light, all existing buildings on the lot, which are currently used for auto and retail services, will be demolished.

At South San Fernando Boulevard and Verdugo Avenue, workers are preparing for a December construction kickoff for the new Hilton, which officials have said is a “great project” for the city.

The Hilton is scheduled to be completed by March 2015.
