New mixed-use project from Lab and Camp developer goes to Costa Mesa Planning Commission

A mixed-use project called the Plant — the latest brainchild of the company that developed the Lab and the Camp commercial centers in Costa Mesa — will go to the city Planning Commission for review Monday night.

Costa Mesa-based Lab Holding LLC is seeking to develop the project on about 2.3 acres at the corner of Baker Street and Century Place.

Planning commissioners will decide whether to approve a master plan for the project, which proposes renovating four existing commercial buildings to create 21,990 square feet of retail and restaurant space surrounding a central garden.

A new 520-square-foot greenhouse structure would be built, as would a four-story building with a blend of residential and office space above a two-level, 158-stall parking structure.

The new building would include 48 apartments with studio, one- and two-bedroom floor plans. An additional six units would be designated as live/work.

The Plant would fall in Costa Mesa’s Sobeca district, a 39-acre zone that includes the Camp and the Lab on Bristol Street.

The hope is that Lab Holding’s latest venture would complement the existing commercial centers and “create a vibrant and unique community consisting of restaurants, retail, office and housing that will be inviting and create spaces for residents and the public to spend time interacting,” Chris Bennett, the company’s director of development, wrote in a letter to the city.

The Plant, he added, would “include quality architecture and innovative use of landscaping design to provide a seamless relationship between indoor and outdoor spaces.”

City staff recommends approval of the master plan application.

Monday’s Planning Commission meeting starts at 6 p.m. at City Hall, 77 Fair Drive.
