Owners of a senior living facility near Hoag Hospital plan to redevelop it.
The Newport Beach Planning Commission signed off on plans Thursday to upgrade the Newport Terrace Senior Living complex, which provides assisted living and memory care at 393 Hospital Road and 4000 Hilaria Way.
Newport Terrace is a 340-bed facility over two buildings covering about 96,000 square feet. The number of beds will be reduced to 195, but over about 120,000 square feet, with the demolition and rebuilding of the southerly building and heavy remodeling of the northern wing.
The property has been a senior home since 1968 and was originally built as a skilled-nursing facility, which typically provides shorter-term care.
The facility no longer meets market demands for long-term residential care, said Matt Winsryg, development planning director at Atria Senior Living, the facility’s operator.
“It’s very tired and past its useful life in a lot of ways,” he said.
Units are small – a typical studio apartment is about 240 square feet – and those in the southern building lack individual showers, requiring residents to go to communal shower rooms at the end of the hall.
The upgraded facility will have larger units and new amenities, such as a theater, fitness room, yoga studio, activity room, salon, bistro, library and common dining areas.
Construction should take about a year and a half.
