Rick James’ onetime home among top real estate sales in L.A.

A Hollywood Hills home with a long line of celebrity owners, a Hagy Belzberg-designed contemporary and an off-market move in Malibu were among the top residential real estate sales in the greater Los Angeles area last week.

$13.75 million, Beverly Hills

The modern tennis court estate on nearly three quarters of an acre was offered for as much as $14.995 million last year. Built in 1990, the 9,726-square-foot home is distinguished by clean lines, a grand foyer and a double-height library. An indoor/outdoor spa, an exterior pool with a waterfall and a sunken tennis court make up the grounds. Drew Fenton of Hilton & Hyland, an affiliate of Christie’s International Real Estate, was the listing agent. Michael Libow of Coldwell Banker Residential Brokerage represented the buyer.

$7.14 million, Hollywood Hills West

The Hagy Belzberg-designed contemporary known as the Skyline House sits on a narrow ridgeline overlooking Laurel Canyon. Enveloping concrete, glass and wood-screened walls make up the linear compound. An infinity-edge pool and an outdoor theater highlight the 1.5-acre grounds. Justin Mandile and Billy Rose of The Agency had the listing. Sedonna Norman of Berkshire Hathaway HomeServices California Properties represented the buyer.

$6.475 million, Manhattan Beach

This three-story home on the Manhattan Beach Strand included a separate income property in the sale. Four ocean-facing balconies, a six-car garage and a custom kitchen are among the features. Stephanie Krauss and Kristofer Denton of Shorewood Realtors managed both ends of the transaction.

$6.4 million, Malibu

The oceanfront contemporary formerly owned by film producer and Chinese Theatre co-owner Donald Kushner was previously offered as a $20,000 a month lease and sold off-market. Set on 128 feet of frontage, the 2,500-square-foot home features an open-area floor plan, glass pocket doors and two master suites. An ocean-facing deck takes in views from Rancho Palos Verdes to Point Dume.

$6.05 million, Pacific Palisades

This 1970s contemporary on about a third of an acre in Pacific Palisades listed for sale in February at $5.695 million and sold for above the asking price. Designed by surfboard builder Matt Kivlin, walls of glass show panoramic views of the Pacific Ocean and Palisades village. Recent updates to the home include a remade chef’s kitchen with wood cabinetry, a media room and a master bathroom wrapped in limestone. Todd Baker of Coldwell Banker was the listing agent. Steve Frankel, also with Coldwell Banker, represented the buyer.

$5.71 million, Hollywood Hills

Rick James, Amy Yasbeck, Mark Buntzman and Mickey Rooney are among the former owners of this 7,555-square-foot Traditional-style home in Hollywood Hills, which sold for slightly below the asking price. Entered through a gated drive, the two-story home centers on wide views of the mountains and downtown cityscape. A cottage-style guest house, an outdoor kitchen and a pool and spa make up the landscaped grounds. Lee Ziff and Stephanie Kacandes of Keller Williams Beverly Hills were the listing agents. David Philp of Kensington Realty was the selling agent.

$5.45 million, Malibu

A gated entry and motor court mark the entrance to this Ron Firestone-designed Mediterranean on 1.43 acres in Malibu, which previously sold for $2.15 million in 1997. Within the 10,331 square feet of space is a chef’s kitchen, a gym/sauna, a walk-in wine room and a master suite with his and hers closets and a private balcony. Christopher Cortazzo of Coldwell Banker and Karen J. Crystal and Nicolette LaPorta of Ewing & Associates Sotheby’s International Realty were the listing agents. Karen J. Crystal also represented the buyer.
