Irvine Tower’s Rents to Be Orange County’s Highest

A spring completion is targeted for a 15-story building of the $125-million Brinderson Towers office complex in the Irvine Business Complex near John Wayne Airport.

The two-tower project at the confluence of MacArthur and Jamboree boulevards and the Corona del Mar (73) Freeway in Irvine, will have the highest office rents of any project in Orange County, according to a spokesman for Brinderson Ltd., Irvine, and the Los Angeles office of the Equitable Life Assurance Society of the United States.

They are joint-venture participants in the development at 19800-19900 MacArthur Blvd. Brinderson Towers is the insurance firm’s first major investment in Orange County.

Rents will range up to $2.85 per square foot per month, with triple net rentals (net project income after deducting insurance premiums, maintenance expenses and real estate taxes) of about $2.30, the spokesman said.

Canadian black granite has been installed on the exterior of the 287,600-square-foot tower and the one-inch-thick PPG Solar Ban windows are being added, according to Dan Smith, president of Brinderson Real Estate Group. The architect is Albert C. Martin & Associates.

Completion of the second tower, with 13 stories and 264,300 square feet, is scheduled for the summer of 1988, Smith said. Work on it will start in mid-1987.

“We are building Brinderson Towers here because we believe Orange County is rapidly emerging as a market for the luxury office tenant seeking the type of sophisticated amenities we have to offer,” he added.

The polished black granite motif is complemented in the main lobby with accents of white marble. Black granite accents are featured on the entries and lobbies on each floor.

Office suites offer 10-foot, floor-to-ceiling windows, with 12-foot windows in the penthouse. Security features include a key card security system, as well as a central security system.

A concourse level will connect the towers and will have as tenants a restaurant, travel agency and shops. The five-level parking structure is below grade, adjacent to the towers, assuring unobstructed views of Upper Newport Bay, Saddleback Mountain and the San Joaquin Wildlife Preserve.
