Ocean Beach Buys Office Building

Ocean Beach Investors bought a 116,000-square-foot office building at 5150 E. Pacific Coast Highway in Long Beach for $14.5 million from a partnership led by Southwest Value Partners of San Diego and South Charles Investment Co. The sellers were represented by Robert Garey, Bob Alperin and Kimball Wasick of Cushman & Wakefield, along with Kevin Shannon of Grubb & Ellis. Ocean Beach Investors was represented by Jack Ravan of South Park Group.

Vincent von der Ahe acquired the 152,416-square-foot Industry Business Center at 15302-15364 Valley Blvd. in Industry from Woodland Hills-based Voit Development for $10.5 million. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the buyer and the seller. John Hollingsworth of Grubb & Ellis also represented the buyer.

HCC, LLC of West L.A. bought the 64,521-square-foot Harbor Corporate Center office building at 19300 Hamilton Ave. in Gardena from L.A.-based Arden Realty for about $7 million. Kevin Shannon, Chris Sinfield and Bill Maher of Grubb & Ellis’ represented the buyer and the seller.

West Los Angeles-based RPG purchased a 67,000-square-foot industrial complex at 208th Street and Beech Avenue in Torrance from Chartered Properties of San Diego for $7 million. F. Ronald Rader of Klabin Co. represented the buyer. The seller was represented by Allen Blackmore of Blackmore & Associates.

Gilron Properties of West L.A. bought the 421-unit Melrose Gardens Apartments at 18881 Mora Kai Lane in Huntington Beach from 18881 Mora Kai LLC of Santa Monica for $5.6 million. Ken Morgan, Grant Hahn and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented the seller. Richard Lee of Century 21 represented the buyer.

Landmark Education signed a 10-year, $5.5-million lease for 33,500 square feet of space at 5200 Century Blvd. in Los Angeles. Eric Lastition and Geoffrey Ludwig of Colliers Seeley International represented the tenant. The landlord, Arden Realty, was represented in-house by Arthur Suazo.

National City LLC acquired the 37,057-square-foot South Bay Plaza shopping center in National City, Calif., from South Bay Plaza Partnership for about $5.3 million. The seller was represented by Shaun Riley, Rich Walter and David Lee of Faris Lee Investments. The buyer was represented by Nick Coo and Don MacLellan of Faris Lee Investments.

CT Realty Advisors of Newport Beach purchased the 102-unit Contadora Apartments at 1005 Margarita Drive in Corona from Los Angeles-based Commercial Ventures for $7.7 million. David Casper and Bruce Furniss of Grubb & Ellis represented the buyer and the seller.

Orange-based Win-Dor bought a 55,500-square-foot industrial building at 2210-2220 E. Orangewood Ave. in Anaheim from San Francisco-based RREEF for $4.5 million. Jeffrey Chiate and Rick Ellison of Cushman & Wakefield represented the seller.
