* Transwestern JH Hallmark acquired the 250-unit Hallmark East and West apartments at 1159-1160 N. Conwell Ave. in Covina for $19.7 million from FSF Hallmark Associates. Robin Ossenbeck of Marcus & Millichap represented the buyer and the seller.

* Los Angeles-based Jefferson Management acquired a 150,000-square-foot industrial building at 6505 Gayhart St. in Commerce for $6.5 million from IEM Furniture. Michael Brent and Anthony Brent of Lee & Associates represented the seller. The buyer was represented by Kam Elghanian and David Freitag of Daum Commercial Real Estate.

* Union Bank of California signed a five-year, $4.5-million lease for 29,299 square feet of office space in Glendale Plaza at 655 N. Central Ave. in Glendale. The tenant was represented by David Powell of NAI Capital Commercial. The landlord, PacTen Partners, was represented by Nicole Wilson and Doug Marlow of CB Richard Ellis.

* South Bay Motors leased 65,421 square feet of retail space at 20550 Hawthorne Blvd. in Torrance for 20 years for $4.2 million and will open an Audi dealership at the site. Kenfield Kennedy and Kevin Kennedy of NAI Capital Commercial represented the tenant and the landlord, Jones-Miletich Land Co.

* 3525 Eastham LLC bought a 26,000-square-foot industrial building at 3525 Eastham Drive in Culver City for $3.5 million from Acme Display. Jonathan S. Wolk and Lance P. Levin of Lancelot Commercial represented the buyer and the seller.

* An affiliate of Hager Pacific Properties bought an 81,250-square-foot manufacturing building at 20465 E. Walnut Ave. in Industry, which is occupied by hair-care manufacturer Bocchi Laboratories, for $3.5 million from the Kenneth T. and Eileen Norris Foundation. Jack Cline and Craig Phillips of Lee & Associates represented the buyer and the seller, respectively.

* Acme Display bought a 58,500-square-foot industrial building at 1801 Flower Ave. in Duarte for $3.3 million from apparel firm Remo of California. Jonathan S. Wolk and Lance P. Levin of Lancelot Commercial represented the buyer. Rick Sheckter and Chris Sinfield of Grubb & Ellis represented the seller.

* World of Wonder Productions acquired the Shane Building, a 35,000-square-foot, 1929 office building at 6650 Hollywood Blvd. that is home to the Ritz Movie Theater, from SDH Properties for $3.2 million. World of Wonder principals Fenton Bailey and Randy Barbato said they plan to restore and modernize the building, including the installation of a post-production facility and a television studio. The new owners were represented by Jeff Luster of Major Properties. The seller was represented by Stephen Sisca of Wilshire Corp.

* Los Angeles-based Miller Property Co.’s 2051 Maple Associates purchased a 32,000-square-foot industrial building at 2051 Maple Ave. in El Segundo for $2.9 million from Laidlaw Family Trust. Steve Cramer and Sean O’Donnell of Colliers Seeley represented the buyer and the seller.
