In summary, the old clay and metal sewer pipes above and below the town have essentially broken up and degraded, spreading raw sewage into the ground under Avalon and seeping into the bay.

For years, there was a cover-up, as the town blamed boaters. and even had the Harbor Patrol drop blue dye around anchored boats to expose alleged leaking bilge and other discharges. As far as I know, the town and harbor patrol have not stopped this bogus campaign against boaters..
In any event, Avalon Harbor is terribly polluted. My daughter and I used to go to Catalina 5 times a year. No more -- not until they clean it up.
Always remember that prices are inflated in Avalon. Even though the house is nice, it is on a hill with public stairs on the ocean side, so he view to the sea is not great during summer (crowded time). It is also on a corner with a block of rentals (typical of Avalon in the summer) and a hotel so it can be noisy. Bottom line: $2.9million? Maybe. $3.9m? Look around.

Hmmm, when was the last time those curtains were open? With a public walkway there mere feet from my windows, I guess I'd be hardpressed to walk around the house in my skivvies.....
