American Tire Distributors Inc., one of the nation’s largest tire distributors, has agreed to rent a massive new $65-million warehouse near Bakersfield in the Kern County city of Shafter.

Landlord Roll Real Estate Development will build the 1-million-square-foot distribution center for the North Carolina tire and wheel seller at Roll Real Estate’s Paramount Logistics Park.

The new industrial building for American Tire will sit on more than 45 acres and include 234 trailer stalls and 201 loading docks. Nearly 10,000 square feet of the building will be reserved for office space.

American Tire has agreed to pay $119 million over 20 years to lease the space, Roll Real Estate said.

American Tire has occupied a 176,500-square-foot industrial building at Paramount Logistics Park since 2007. Because of rapidly growing consumer demand in the Western United States, American Tire requires a much larger distribution center, said Jason Gremillion, vice president of development at Roll Real Estate.

American Tire delivers tires, wheels and automotive supplies to about 70,000 retailers across the country.

Paramount Logistics Park is at 5000 Capital Road in Shafter near Bakersfield’s Meadows Field Airport.

Other occupants include Target, Formica, the Hillman Group, Baker Hughes and Ross Dress for Less, which recently bought 160-acres for the development of a 1.7-million-square-foot distribution center scheduled to be completed by June.
