Spiritual medium James Van Praagh lists his compound in Laguna Beach

He knows there are buyers for his property in Laguna Beach. But do they know it yet? Television clairvoyant James Van Praagh has listed his two-house property at $3.695 million.

The spiritual medium and author, who was co-executive producer of the supernatural series “Ghost Whisperer,” is offering up a pretty spiffy three-quarter-acre spread entered from a gated driveway.

Pathways crisscross the site, which features views of the ocean and Santa Catalina Island. There are multiple patios and a waterfall that cascades into a koi pond.

The three-bedroom main house, built in 1972, has high ceilings and walls of glass that take in the natural surroundings. An office, a family room, a formal dining room and three bathrooms are among the living spaces.

The decade-old two-story guesthouse is more of a retreat space and cantilevers over gardens. There are two bedrooms in it.

Van Praagh bought the property in 1998 for $855,000.
