At $23.7 million, longtime estate of Nick Vanoff leads L.A.’s top sales

A Beverly Hills estate with television ties, a blockbuster sale in Calabasas and newly built properties in Hollywood Hills West, Pacific Palisades and Manhattan Beach were among the top residential real estate sales in the greater Los Angeles area last week.

$23.7 million -- Beverly Hills

The longtime estate of television producer Nick Vanoff, in the 900 block of North Foothill Road, closed sale at $23.7 million after coming to market in late March for $25 million. Built in the 1930s and owned by the Vanoff family since the 1960s, the property includes a Mediterranean-style main house, a guest house, staff quarters, formal gardens and swimming pool on more than an acre. In all, there are nine bedrooms and nine bathrooms in 8,800 square feet of space.

Mauricio Umansky and Jeff Kohl of The Agency were the listing agents. Bridget Martens of Sotheby’s International Realty represented the buyer in the sale.

$13.95 million -- Calabasas

Academy Award-winning film producer Jim Wilson sold a ranch property in the 24000 block of Paseo del Rancho in Calabasas for $13.95 million after previously asking as much as $25 million for the 190-acre Avalon Ranch in 2010. The property, which returned to the market last summer at $14.6 million, centers on a main house of 7,500 square feet that was built for the filmmaker in 1999. Within the grounds are two guesthouses, a 16-stall horse barn with a tack room, a tennis court with viewing pavilion, and a swimming pool with spa and pavilion.

$11,509,200 -- Hollywood Hills West

A newly built modern compound in the 1800 block of Marcheeta Place sold off-market for slightly more than the asking price. The property, which previously went for $2.575 million in 2007, has a 6,800-square-foot main house designed by Bowery Design Group, large outdoor entertainment areas, fire features and a pool on more than half an acre.

Billy Rose and H. Blair Chang of The Agency were the listing agents. Dustin Nicholas of Nicholas Property Group represented the buyer in the sale.

$7 million -- Manhattan Beach

A recently completed home in the 200 block of 13th Street sold for the asking price in about two weeks. The custom contemporary, sited on a walk street, features a glass elevator, a steam shower with wired speakers, a dance studio, five bedrooms and four bathrooms in 4,280 square feet. Three levels of living, including a rooftop deck with a fireplace and barbecue, take in ocean views.

$6.75 million -- Santa Monica

A recently completed Cape Cod-inspired Traditional home in the 300 block of 10th Street sold in a little over a month for $254,000 above the asking price and $4.715 million more than what it sold for in 2012. Marked by a white picket fence, the 6,858-square-foot home has large formal areas, an infrared sauna, a wine cellar, a home theater, a wood-paneled library, five bedrooms and 7.5 bathrooms. Landscaped grounds of about 7,500 square feet contain an entertainer’s patio with a fireplace and an art studio/garage.

F. Ron Smith of Partners Trust Beverly Hills was the listing agent. Tami Pardee and William Passavia of Pardee Properties represented the buyer in the sale.

$6.694 million -- Brentwood

A stately, 8,832-square-foot home in the 11000 block of Foxboro Drive sold for $6.694 million, down slightly from the asking price of $6.95 million. Built in French villa style in 2010, the home is highlighted by large formal areas with marble flooring, a library/cigar room, a chef’s kitchen and a master suite with his and hers baths for five bedrooms and seven bathrooms. A lower entertainment level has a game room, a home theater and windows that look directly into the pool.

$6.05 million -- Pacific Palisades

A Traditional-style home in the 1400 block of Via Cresta sold for slightly less than the asking price after coming on the market in October for $6.295 million. Found within the guard-gated Ridgeview Estates community, the two-story home has a formal entry with a sweeping wood staircase, a formal living room with coffered ceilings, a library/office, five bedrooms and 4.25 bathrooms. French doors open to a large patio with an outdoor fireplace and a backyard area with a pool and spa.

$5.5 million -- San Marino

A 1930s Italian Revival-style estate designed by architect Robert Finkelhor sold for $5.5 million after listing for sale in $5.998 million in November. Located in the 1400 block of Circle Drive, the home was recently restored and features detailed millwork, elaborate ceiling treatments, molding and tile flooring throughout the 7,017 square feet of space. Interiors include a two-story entry, a step-down living room, a wood-paneled library, a kitchen with two islands, five bedrooms and seven bathrooms.

Philip and Sandra Seymour of Elite Properties Realty were the listing agents. Ying Zhang of RE/MAX Good Life Realty represented the buyer.

$5,332,375 -- Pacific Palisades

A newly built home in the 14000 block of Bestor Boulevard sold for about $5.332 million, down slightly from the April list price of $5.395 and up more than $3.1 million from what it sold for in 2013. Drawing inspiration from farmhouse design, the modern home by Red Door Homes Inc. has custom gas lantern lights, clapboard paneling, oak flooring and paneled wall treatments. There are six bedrooms and 6.5 bathrooms in 5,540 square feet.
