Local News in Brief : Hermosa Downzones 37 Lots

The Hermosa Beach City Council voted unanimously this week to tentatively downzone 37 properties in its continuing effort to reduce density.

The residential lots are generally between 13th Street, 15th Place, Ocean Drive and Pacific Coast Highway. The council is expected to give final approval to the downzoning ordinance when it meets Sept. 13.

Twenty-one of the lots, each about 3,700 square feet, were downzoned from two-family residential (R-2) to single-family residential, according to a report by Planning Director Michael Schubach. The downzoning halves the potential density were these lots to be fully developed, the report said.

The remaining 16 lots, each about 5,700 square feet, were downzoned from R-2 to R-2B. In an R-2 zone a unit is permitted for every 1,750 square feet of land. In an R-2B zone, only two units can be built on a lot.

The change reduces the potential density in that area by 33%, the report said.
