Who says all the big deals go down in Los Angeles? Comic actor and filmmaker Tyler Perry has sold his sprawling riverfront estate in the Paces neighborhood of Atlanta for a record $17.5 million.

The 34,688-square-foot behemoth of a house came to market last year for $25 million and closed sale in late April, property records show. The high-dollar transaction represents the most ever paid for a residential home in Atlanta, according to the Atlanta Business Chronicle.

Set behind two gated entrances on 17 acres, the estate includes a French Provincial-style mansion, an over-the-top swimming pool and waterfall and a tennis court. Elsewhere on the grounds are a hobby house, a guard house and a caretaker suite for a total of seven bedrooms, nine full bathrooms and five half-baths.

Formal and informal gardens, fountains, lawns and statuary fill the wooded and gated setting.

Perry bought the property for $9 million, records show.

The 46-year-old Perry is known for his recurring role as Madea, an older woman he has portrayed in such films as “Diary of a Mad Black Woman” (2002), “Madea’s Witness Protection” (2012) and “Tyler Perry’s Madea’s Neighbors From Hell” (2014).
