Kansas City Firm Buys Office/Industrial Park

The Canada Business Center, a 16-building, 295,000-square-foot office and industrial park on a 25-acre site at Lake Forest Drive and Lambert Street in El Toro, has been purchased for $17.8 million by Kroh Brothers Development Co. in Kansas City, Mo.

This is the second major acquisition in South Orange County for the firm, which expanded to the area in 1983 with the purchase of La Paz Office Park in Laguna Hills.

Kroh acquired the property from the estate of James Campbell. Kenneth W. Johnson, currently with Lee & Associates, Irvine, assisted with negotiations.

Escondido Business Park

Construction has started on Vineyard Corners Business Center, a $2.4-million, 45,000 square-foot project at 2240-2515 Vineyard Ave. in the 14-acre master-planned Escondido Business Park.

Four free-standing buildings will feature dock-high and ground-level leading bays and second-story offices and showrooms. Leasing agents are Thorn & Co. and Commercial Realty.

Concrete Tilt-Up

Completion of wall-tilting and installation of ceiling beams marks another phase of development by Cabot, Cabot & Forbes of a 104,256-square-foot inventory building in Freeway Business Center, adjacent to the Simi Valley and Moorpark freeways in Moorpark.

Located on a six-acre parcel, the structure is the second major facility to be developed in the 55-acre master-planned complex.

High-Tech Project

The initial two buildings in the $24-million Canwood Business Center are under construction just east of the Kanan Road off-ramp of the Ventura Freeway.

The business center, a project of Canwood Business Center Inc. of Westlake Village with general partner Brian Heller, will have a total of 300,000 square feet. Leasing agent is Industrial Park Associates of Canoga Park.

Commercial Condos

The Troy Investment Fund has begun construction on Mesa Business Center, a nine-acre, 96-unit custom commercial condominium development at 711 West 17th St. in Costa Mesa.

The development is an elaborate $8-million redesign and conversion that will provide ownership opportunities for small businesses in the range of $13,000 to $175,000 per unit. Each will consist of warehouse and two-story office space.
