$10-Million Project Near Sylmar Junction Planned

Plans for the construction of the $10-million Lakeview Industrial Park on 9.15 acres near the junction of the Simi Valley (118) and Foothill (210) freeways in Sylmar, have been announced by J. H. Hedrick & Co. of San Gabriel and the Los Angeles Economic Development Corp.

“Our plans call for the construction of either a single structure of 200,000 square feet, two buildings of 100,000 square feet each or a combination of one building of 100,000 square feet and two 50,000-square-foot buildings,” according to the Hedrick firm.

The project is zoned M-1 and the structures are being sold on a build-to-suit basis through Coldwell Banker Commercial Real Estate Services’ San Fernando Valley office. The exact location of the park is the southwest corner of Foothill Boulevard and Paxton Street.

Chino Industrial Park

Between January, 1980, and December, 1984, 86 building permits valued at $42.39 million were issued for the Chino Industrial Park, according to the Chino Community Development Department. The 2.5-million square feet of new buildings range from small industrial “incubator” spaces to large distribution-warehousing centers and provide work space for about 3,200 employees.

The growth has been spurred in part by the city’s Industrial Development Authority, which has issued $8.7 million in industrial development bonds, the city added. Projects that have utilized the industrial bond financing include a 300,300-square-foot Ethan Allen furniture distribution, assembly and warehousing facility.
