Garden Grove : Planners Urge Changes For Chapman Ave. Sites

In four separate, unanimous votes, the Planning Commission has recommended changing the city’s general plan for dozens of parcels along Chapman Avenue, all currently in areas targeted for 11 to 24 housing units per acre.

If the City Council approves the changes, two sites will become commercial properties while two will be earmarked for low-density residential or no more than 10 units per acre.

By law, the council must hold public hearings to change the general plan. A tentative date of March 11 has been set.

One of the sites mentioned for low-density residential use includes 39 parcels on 6.7 acres along the north side of Chapman Avenue stretching from just east of Dale Street to Magnolia Street. The second site, a 45,000-square-foot parcel, is home to the Chapman Avenue Branch Library.

The two sites targeted for commercial development include a 13,750-square-foot abandoned service station on the northeast corner of Dale Street set for reopening and a 21,000-square-foot parcel on the northwest corner of the intersection.
