Terra Vista Finishes First Year With Sales, Rentals
Terra Vista, a 1,320-acre master-planned, mixed-use community in Rancho Cucamonga that celebrated its first birthday July 4, has become home to nearly 300 families, according to the developer, Lewis Homes of Upland.
Two market chains have committed themselves to build in the $1-billion community: Hughes Markets, a 35,000-square-foot store, and Long’s Drug Store, 23,000 square feet. A third anchor tenant is expected, 120,000 square feet have been earmarked for retail outlets and sites have been reserved for restaurants and financial institutions.
National Medical Enterprises will begin construction late in 1986 on a 133-bed, 120,000-square-foot full-service acute care hospital on 50 acres and Lewis Homes will build a medical center, timed to open just before the hospital, to include doctors’ suites and other medically related service facilities.
When completed, according to Richard Lewis, president of the family-owned building firm, Terra Vista will have as residents about 9,200 families in various forms of housing. There are also plans for 47 acres of parks, trails and greenbelts, a 99-acre city park and schools in addition to the commercial and medical facilities.
The five residential developments that are either completed or in advanced phases include two garden apartment complexes, Parkview Place and Mountainview family apartments, with rentals from about $475 to $680 a month. They offer a rent-to-own program under which a portion of a tenant’s rent is deposited into a down-payment fund to be applied toward the purchase of a home in the community.
The three single-family detached homes developments are: Parkside, 1,600 to 1,896 square feet, $113,950 to $121,950; Las Flores, 1,216 to 1,795 square feet, $96,950 to $117,950, and Orangewood, 1,216 to 1,795 square feet, $95,950 to $124,950.
Lewis said 175 single-family homes have been sold, 100 of the 152 Parkview Place apartments have been rented since January and 50 apartments have been reserved at Mountainview.
