Trillium to Blossom in West Valley

A rose by any other name might smell the same, but a trillium is something special to Norman J. Kravetz.

It is more than just a three-petaled flower of the lily family: To Kravetz, Trillium is a three-phase mixed-use development in Warner Center that will be the “new standard in excellence that corporate and professional users will demand.”

The $165-million Woodland Hills project, a joint venture of Kravetz/Terheggen Partners and Fischbach Woodland Hills Properties Inc., occupies eight acres at 6320 Canoga Ave., between Erwin Street and Victory Boulevard. It is highlighted by two high-rise office towers, a planned hotel, a restaurant, a health club and stadium tennis court, stores and a six-story parking structure.

The first phase--a 17-story office tower--has been topped out and is scheduled for occupancy next May. The architect is the Landau Partnership Inc., Santa Monica, and the general contractor is the Moran Co., Alhambra, a division of New York-based Fischbach Corp. The New York firm is the parent company of Fischbach Woodland Hills Properties Inc.

“With the emergence of Warner Center as a major corporate office market, Trillium is an idea whose time has come--a first for the San Fernando Valley,” according to Allen Trowbridge of the Faulkner Co., exclusive leasing agent. “The office towers will have varying bay depths creating efficient floors that will readily accommodate either a small or large tenant.”

“The twin 17-story office towers with a facade of muted rose reinforced concrete panels, black mullions and gray reflective glass will feature extensive and unusual detailing,” according to Thomas H. Landau, president of the Landau Partnership.

The lobby will have Norwegian Rose marble walls, carpeting bordered with dark green granite, a vaulted plaster ceiling, upholstered walls and indirect lighting.

Each of the twin towers will have 300,000 square feet of corporate office space, subterranean parking for 482 cars--part of a total of 2,606 parking spaces in the complex.

The promenade will have 20,000 square feet of retail space, including a 7,500-square-foot free-standing restaurant and 12,500 square feet of specialty retail and support shops.

The 10-year-old Warner Center Club, centrally located in Trillium, will offer health and recreational facilities to Trillium tenants and guests, Kravetz said. He is general partner of the joint venture.

A center court tennis stadium with permanent seating for 1,500 spectators (up to 3,400 with bleachers) will be added to the club and 12 more championship tennis courts will be built atop the six-story post-tensioned concrete parking structure.

Currently in the approval process, the business-oriented hotel will be developed by U. S. Hotel Properties and will offer a full range of conference facilities, Kravetz added.

Other members of the development team include POD Inc., landscape architect; First Interstate Mortgage Co., financing; Robert Englekirk Inc., structural engineer; Valcon Inc., civil engineer; Syska & Hennessy Inc., mechanical/electrical/plumbing engineer, and Fischbach Televenture Corp., telecommunications.
