Newport Beach Venture Under Way

Ground has been broken for the first building in the $220-million, 64-acre Bayview multi-use development on the southwest corner of Bristol Street and Jamboree Road in Newport Beach, overlooking Upper Newport Bay.

On completion, the development will include 22 acres of commercial and retail facilities, including two office buildings, a hotel and 26,000 square feet of support shops and businesses; 24 acres containing 145 single-family detached homes and 88 attached condominium homes, and 18 acres of public open space.

The first building, scheduled for completion in July, 1987, will be corporate headquarters for Downey Savings & Loan Assn., which will occupy 120,000 of the structure’s 330,000 square feet. It is being built by Downey Savings, with Koll Construction Co., Newport Beach, as the general contractor. The second office building, of similar size and design, will be built by Bayview Associates with Lusardi Construction Co. as general contractor. Details of the planned hotel have not been completed but it is expected to have 250 to 260 rooms. The public land will be divided between a two-acre city park and a 16-acre county park.

The overall developer of Bayview is a joint venture of Downey Savings and J. M. Peters Co., Newport Beach. Architecture and planning for the development’s commercial phase is by McLarand, Vasquez & Partners Inc., Costa Mesa. The architects for the residential phase--which will be built by the Peters firm--are Richardson, Nagy, Martin, Newport Beach, attached housing, and Kermit Dorius, Corona del Mar, detached.
