Single-Family Projects to Be Fewer, Larger

Single-family home developments in the near future will be fewer and larger in San Diego County, while condominium projects there will be smaller but more numerous.

Those were the latest findings of San Diego-based Safeco Title Insurance in an analysis of map recordings.

Through the first nine months of the year, there were 9,353 lots recorded on 222 subdivision tract maps. This represents an increase of 30.2% over the 7,183 lots recorded during the same period in 1984, but a 6.7% drop from the 238 tract maps.

Planned condominium units dropped 4.3%, however, while there was a 15.2% increase of condominium maps. For the first nine months of 1985, there were 6,345 condominiums recorded in contrast with 6,629 units for the same period a year ago. There were also 280 condo maps recorded through September, 1985, in comparison with 243 for the same period of 1984.

The 1985 to-date numbers indicate that there are 42.1 homes per recorded tract map for single-family homes, an increase over the 30.2 homes per map recorded during the first three quarters of 1984. Condominiums are averaging only 22.7 units per map compared to 27.8 per map last year.
