20-Story Office Building to Be Built : Ground Breaking Slated Monday for Tower in Orange

The signing this week of a joint-venture agreement between Metropolitan Life Insurance Co. and Tishman West Management Corp. signaled the go-ahead for construction of Central Orange County’s tallest building.

Ground will be broken Monday for the $65-million, 20-story office building at 333 City Boulevard West, Orange, within The City complex at the junction of the Garden Grove (22), Santa Ana (5) and Orange (57) freeways.

The complex currently consists of eight office buildings, a 670,000-square-foot enclosed shopping center, restaurants and the 460-room Doubletree Hotel. Already leased are 95% of the existing 1.4-million square feet of office space.

City Tower joins two other buildings recently developed in the complex, the 175,000-square-foot world headquarters for Bergen Brunswig Corp., and the 146,300-square-foot 3800 Building that is 100% leased to Bank of America.

Tishman West’s development, slated for completion in January of 1988, will add 410,000 rentable square feet to that business community, and will be managed by Tishman West Management Corp.

The new building, designed by Daniel L. Dworsky Architect & Associates, will feature a precast concrete base with a tricolored reflective glass facade in shades of blue and gray.

Main access to the tower will be through a spacious, granite-paved landscaped plaza focusing on a sculpture feature, and an entry framed with two steel-clad columns and a portal of polished granite.

The ground floor lobby with its bank of 10 high-speed elevators, will feature a tall ceiling of polished stainless steel, white oak paneled walls and a granite mosaic floor. Parking for 1,450 cars will be provided in a separate six-level parking structure, with three elevators for access to the plaza level.

Tishman West is currently involved in the development, leasing, management and construction of more than 12 million square feet of commercial and retail space in the 11 western states.
