Question: I am thinking of selling my home and my real estate agent suggested that I price it lower than a comparable one in the neighborhood. My feeling is to price it somewhat higher, as I can always come down in price.

Answer: You might consider getting a professional appraiser to determine the value of your home. Remember, if you are priced too high, all you do is convince a potential buyer that a lower-priced home similar to yours down the street is a better buy, and help to sell that home.

An appraiser might help you get the true value of your home and point out the features that your home may have that are better than that comparable house.

Before calling the appraiser, make sure your house is ready to be sold. Spruce up the outside with paint and clean up the yard. Make the front entry desirable.

Make sure the driveway and the garage are clean of oil spots and in immaculate condition. Also, make sure your fences and roof are repaired.

Inside, the light fixtures should be in good working order, and a coat of paint may be needed.
