Apartments to Complete Bixby Village

Bixby Ranch Co.’s 90-acre, $55-million Bixby Village community in Long Beach will be completed this spring with the finishing of its final component, 212 rental apartments called Channel Point.

The Bixby Ranch, dating back about a century, was situated in the eastern part of what is now Long Beach and in the adjacent communities. Long Beach-based Bixby Ranch Co. has developed and is managing more than 2 million square feet of retail, office, residential, industrial and recreational properties in Southern California.

The master-planned Bixby Village community is bounded by Pacific Coast Highway, 7th Street and Loynes Drive.

In addition to Channel Point, it contains a public golf course, the 75,000-square-foot Plaza Shopping Center with a major market, drugstore and other stores, and two apartment neighborhoods totaling 400 units, the Pathways and the Village, all developed by Bixby Ranch Co.; and Bixby Village Townhomes, developed by S & S Construction Co.

Conversion Possible

Channel Point, 5926 Bixby Village Drive, the $12.5-million final component of Bixby Village, was designed in Cape Cod architectural style by Costa Mesa architects Klages Carter Vail & Partners to be saleable as condominiums in the future, if it is decided to do so, according to Mark Buckland, Bixby Ranch Co.’s development manager.

Occupancy of the first 36 units began last Sundayand completion is expected by the end of May. Barbara Syverson, Channel Point manager, said more than 70 leases have been signed.

The apartments are offered in one-bedroom, one-bath units of 750 square feet and 1,000-square-foot two bedroom, two-bath plans. Monthly rents of the smaller units range from $775 to $885, and from $995 to $1,065 for the larger homes. Security and key deposits total $820 for the smaller and $1,020 for the larger apartments.

Recreational amenities include a central clubhouse with fireplace, television, pool table and full kitchen; a pool and sun deck with a whirlpool spa, bike paths and barbecue area.
