Sands Listings in Japan: California realtor Fred Sands reached an agreement to market his residential property listings through the 100 offices of Sumitomo Real Estate Sales Co. in Japan. Japanese investors, who have snapped up premium U.S. office buildings and other commercial properties, are shifting their purchases to residential properties. Sands, who is establishing a separate office for Japanese clients, said his staff has sold $25 million worth of Southern California residential properties to Japanese nationals in the last month. “It’s the tip of the iceberg,” he said, noting that Sumitomo has a roster of 2,500 clients interested in such U.S. properties.
