Five 2- and 3-bedroom townhouses at 846 Westbourne Drive, West Hollywood, will be auctioned at 2 p.m. next Sunday by Charles Flans & Associates. There is no minimum bid.

Riverside
Kennedy-Wilson Inc. will auction off 40 new 3-, 4- and 5-bedroom single-family houses in the Encore Collection in Riverside. Minimum bids range from $165,000 to $195,000, about 30% under the last asking prices of the houses, according to Leslie Manabe of the Santa Monica-based auction firm. Seven floor plans have 1,928 to 2,607 square feet.
The auction will be held at 3:30 p.m. Aug. 26 at 11530 Victoria Ave., reached from the southbound La Sierra Avenue exit of the Riverside (91) Freeway. The houses may be inspected at the site from 10 a.m. to 6 p.m. daily. Information: Leslie Manabe, (213) 452-6664.
Laguna Niguel
Forty-seven condominiums and 26 single-family houses in two separate developments in Laguna Niguel will be auctioned at noon Aug. 26 by LFC Real Estate Marketing Services at the Dana Point Resort, 25135 Park Lantern, Dana Point.
The minimum bid for both the Tennis Villas condominiums and the Vista Monte single-family houses by D.T. Smith Inc. is 50% below the previous asking prices. The asking prices ranged from $307,890-$511,390 for the two-bedroom, 1,107-1,418 square foot condominiums and $351,000-$422,290 for the 2,203-2,522 square-foot Vista Monte houses. The houses have four to five bedrooms.
The condominiums may be inspected daily from 10 a.m. to 6 p.m. at 5 Wimbledon Court, Laguna Niguel, near the Ritz Carlton Hotel. The single-family houses may be inspected daily from 10 a.m. to 6 p.m. at 24965 Stonegate Lane, in Niguel Ranch, about five minutes inland from the condominiums in Laguna Niguel.
