PLACENTIA : Zoning Laws Revised to Lure New Housing

The City Council has revised two zoning ordinances in an effort to encourage more affordable housing in the Atwood and Santa Fe areas.

Under one new ordinance, standard lot-size requirements have been reduced to allow certain property owners in the Atwood area to develop homes on parcels adjacent to their property. Many of these undeveloped lots are only 50 feet wide, while zoning standards require that houses be built on 70-foot-wide lots, said Joyce Rosenthal, the city’s director of development services.

The Atwood community, at the southeast corner of Orangethorpe Avenue and Van Buren Street, is home to many low- to moderate-income families.

In another change, business owners in the Santa Fe commercial district will be allowed to construct residential units on ground level behind their businesses. Before the change, the city had allowed living quarters to be built only on the second floor of commercial buildings.

The zone change is part of Placentia’s effort to revitalize the area by attracting more businesses to the district.
