SANTA PAULA : Panel OKs 18 Homes for Lot Near Park

The Santa Paula Planning Commission has approved a proposal to build 18 single-family homes on a five-acre lot near Teague Park, after neighbors convinced the developer to reduce the project’s size.

Westland Co. and residents seemed “pretty pleased” with the outcome, said Planning Commission secretary Audrey Ellington.

The Ventura-based developer reduced its initial 40-home plan to 18 after neighbors objected to the density of the development and increased noise and traffic. Westland also agreed to limit the development to one-story homes, said Assistant City Planner Jeffrey W. Hamilton.

The moderately priced homes would be built on the southern half of the vacant lot, bounded by Harvard Boulevard, Laurie Lane, Santa Anna Street and Teague Park. The northern half would be reserved for commercial and retail stores, Hamilton said.

Hamilton said the homes will sit on lots ranging from 5,050 square feet to 6,000 square feet. He said they were expected to be priced in the high $100,000s and low $200,000s.

The City Council is scheduled to consider the proposal during its Feb. 3 meeting.
