COMMERCIAL REAL ESTATE : Foothill Ranch Offers 10% Commissions on Land Sales at Center

Foothill Ranch Co. is taking an aggressive step to sell land in its industrial park. The developer recently announced that it will pay brokers a 10% commission on any land transaction within the 370-acre Foothill Corporate Center.
Commission for commercial brokers usually ranges from 2% to 6%, depending on the size of the transaction. But the folks at Foothill Ranch, a 2,743-acre South County planned community, decided to up the ante.
“We sensed that broker morale might need to get jump-started because of the slow land-sale market,” said Dougall Agan, director of marketing for the company. “We felt this would be a great way to get the brokerage community focused on creating business. Consumer confidence can be boosted by positive salespeople.”
