Low-Income Housing Project Wins Support

A Saticoy-based housing developer has won city permission and a promise of financial support from Simi Valley officials to begin planning a subdivision of 21 houses for lower- and moderate-income buyers.

The Cabrillo Economic Development Corp. would build the single-family houses near Yosemite Avenue and Katherine Road, and sell them for as low as $110,000 to $115,000 with the aid of government subsidies, said James Purtee, a senior city planner.

Cabrillo has already applied for $668,000 through the state in federal housing aid, and Simi Valley has $300,000 in its Community Development Agency for low-income housing that could be spent on the project, he said.

The agency last year spent money on building a similar Cabrillo project, the 11 duplexes of Apricot Ranch on Apricot Road, Purtee said.

The developers took their proposal last week to the city’s affordable housing subcommittee, which approved the concept and asked for some modifications.

Cabrillo now must come back with a more detailed financial analysis, and a change in plans that would reduce the size of the proposed houses from 1,600 square feet to between 1,300 and 1,500 square feet, Purtee said.
