BO DEREK, who will star in the new NBC series “Wind on Water,” has put her 31-acre Santa Ynez home of almost 20 years on the market at $2.5 million.

Derek gained fame at 22 as the perfect woman in the Blake Edwards comedy movie “10” (1979). She had been married to actor-turned-producer, director and cinematographer John Derek for more than 20 years when he died in May at 71. He directed her in their co-produced movies “Ghosts Can’t Do It” (1990), “Bolero” (1984) and “Tarzan, the Ape Man” (1981).

Now 41, she plays the matriarch of a Hawaiian ranch family in “Wind on Water,” due to start filming in Hawaii on Aug. 24. In the series, which will begin airing in October, she has two sons, ages 17 and 19.

The Dereks had quietly put their home on the market before he died, a spokesman for the actress said. They planned to build a smaller home, because she “wouldn’t be here a lot of the time [while filming her new series]. She’ll be out of state four to six months of the year.”

Since her husband died, the actress still has been planning to build a smaller home in Santa Ynez “because she really loves it there,” the source said.

The Derek home, on a knoll with views of the valley and mountains with century-old oaks, includes a main house of about 5,000 square feet, two caretakers’ apartments and a 2,000-square-foot barn with six stalls. The estate also has a horse arena, pastures and access to riding trails.

Built a few years before the Dereks bought it in 1980, the home has massive wood and glass entry doors, a master suite, office, two guest suites and a media room. There are also two solar-heated pools and two spas on the property.

Rebecca Riskin and Renee Grubb, both of Village Properties in Montecito, have the listing.

A stage actress as well, Perkins made her Broadway debut in “Brighton Beach Memoirs” (1984) and gave a critically acclaimed performance in “Four Dogs and a Bone” at the Geffen Playhouse.

This will be the fourth house in Hancock Park that Perkins has owned, sources say. She moved to a bigger house with her $600,000 purchase, sources said.

Reuben Pacheco, owner / broker of Pro Listing Realty Group in Hancock Park, had the listing, and Marti Harlow of Ramsey Shilling, Hollywood Hills, represented Perkins in selling her former home and buying her new one.

Mishkin, who is producing a play in London’s West End this fall and just renovated the Gramercy, a New York City theater that she and her partners own, has purchased a Manhattan apartment, a source said.

NBA player GARY GRANT, former L.A. Clippers guard now playing with the Portland Trail Blazers, and his wife, Tamme, are building a basketball court and pool at their newly built home in Calabasas, sources say.

The basketball player, in his early 30s, decided last spring to make Southern California his home no matter where he plays ball, because he and his wife are from the area.

“They wanted to raise their kids near their families,” said Vita Schneider of RE / MAX Professional Realtors in Thousand Oaks. She represented the Grants in their $1.2-million purchase.

The Grants, who have two children, bought a six-bedroom, 10,000-square-foot home with a 20-seat theater, sports bar and library. They’re building a putting green, which should be completed before the end of summer. Their new home is on one acre in a gated community.

Grant played for the Clippers as their starting point guard from 1988 through 1995. He went on to play for the New York Knicks for a year before signing with Pat Riley at the Miami Heat, where he played for two years. He joined the Trail Blazers this year.

LORENZO DOUMANI, director-producer of the upcoming sports-action film “Knockout,” has sold a Beverly Hills home for $5.4 million, sources say. The 12,000-square-foot house, on one acre, has a putting green, waterfalls and 2,000-square-foot master suite.

Doumani, in his 30s, built the house to sell, sources say. He completed it in 1992. It was a bad market, so he leased it out until he sold it.

“Knockout,” written by L.A.-area high school teacher Mark Stevens, is about a Latina boxer from East L.A. who makes it to the championship bout. The movie is expected to be released late this year or in January.

Doumani also produced “The Cotton Club” (1984) and the romantic comedy “Follow Your Heart,” which he also wrote. Starring his wife, Brenda Epperson (Ashley on “The Young and the Restless”), it is to be broadcast in September on Lifetime.

Wayne Pridgen of RE / MAX Estates, Beverly Hills, represented both sides of the deal.
