* Third Fairfax, an investment group, plans to redevelop the 250,000-square-foot Town & Country Shopping Center in the Fairfax district of Los Angeles within two years, said Tom Baaden, vice president of Buss-Shelger Associates, a real estate consultant who represented the sellers, T&C; Properties, in a $10-million deal. The shopping center, which includes a Kmart discount store and Lucky supermarket, is across the street from Farmers Market. The center, built in the late 1950s, was remodeled about six years ago, Baaden said. The 8.5-acre site on the southeast corner of Fairfax Avenue and 3rd Street is owned by the University of Southern California.

* Fullerton-University Village bought the 92-unit University Village Apartments at 2000 Oxford Ave. in Fullerton for $6.4 million from Aldo and Helga Di Nardo of Fullerton. Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented the buyer, while Grant Hahn of Morgan Skenderian represented the sellers.

* Satnaam Investments of Lawndale acquired the 106-room Comfort Inn-LAX South for $4.3 million from K&R; Devco of Lomita, according to Tim Edgar and Oliver Shah of Atlas Hospitality Group, who represented the buyer. Satnaam plans to renovate the hotel and convert it to a Holiday Inn Express.
