Compensation Resource Group, an executive compensation and benefits consulting firm, signed a 10-year, $8.5-million lease for 37,313 square feet of space on the 52nd and 53rd floors of Library Tower, 633 W. 5th St., downtown Los Angeles that will serve as its new corporate headquarters. Compensation Resource Group, which will move from Pasadena, is subleasing the space from Sempra Energy, which was formed last year by the merger of Pacific Enterprises and Enova Corp. The space leased by Compensation Resource Group is part of approximately 235,000 square feet that Sempra vacated when it moved its headquarters to San Diego, said Norm Mitchell of Cushman Realty Corp., who represented Sempra along with Cushman’s David G. Cushman. Compensation Resource Group was represented by Cushman’s Brian D. Ulf, Ted Simpson and Josh G. Wrobel.

* Benjamin Du, president of pump manufacturer Flojet Corp., acquired a 100,000-square-foot office and manufacturing facility at 10 Icon St. in Foothill Ranch for $7.5 million from Denver-based Prologis, a real estate investment trust. Flojet will consolidate its corporate headquarters, manufacturing and distribution into the building from three existing buildings in Irvine Spectrum, according to Greg Ozimec of Voit Commercial Brokerage, who represented Du along with Voit’s Trent Walker. Prologis was represented by Gregg Haly of CB Richard Ellis and Lin Stinson of Providence Realty Advisors.

* Semiconductor distributor Taitron Components Inc., purchased a 46,338-square-foot building at 28040 Harrison Parkway in Valencia for $3.3 million from CMD Valencia Partners of Newport Beach to house its corporate headquarters. Jim Linn and Mike Davin of Grubb & Ellis represented the seller. Barbara Emmons of CB Richard Ellis represented the buyer.

* RPM Investments acquired Lancaster Plaza, a 16,726-square-foot shopping center at Huntington Drive and Bedford Road in San Marino, for $2.8 million from Howard Jacob. Jack Holly, David Ridgeway and Matt Sullivan of Marcus & Millichap represented both parties in the transaction.

* Ronald S. and Judy Mills acquired a 30,506-square-foot office and retail property at Santa Anita Avenue and St. Joseph Street in Arcadia for $1.9 million from Jonan Industries Ltd. Randy Geddes and Tom Spankie of Sauve Riegel Commercial Real Estate represented the buyers. The seller was represented by Duane Paul of Lee & Associates.

* Professional Building Maintenance Co. acquired a 19,300-square-foot property at 8155 Lankershim Blvd. in North Hollywood for $1.3 million from Don Marks. Bob Hoyer of Delphi Business Properties represented the buyer. The seller was represented by Bill Kogel of Told Properties.
