* Archstone Communities acquired the 172-unit Polynesian Village apartment complex at 8700 Pershing Drive in Marina del Rey for $19 million from Polynesian Associates. Randy Kirshner of Renaissance Realty Advisors represented both the buyer and the seller.

* Exodus Communications, a provider of Internet systems and related services, acquired a 192,000-square-foot industrial building at 200 Nash St. in El Segundo for $15.7 million from Legacy Partners. Michael Preiss of Klabin Co. represented Exodus, along with Commercial Property Services of San Jose. Legacy Partners represented itself.

* J.K. Realty acquired the 183-unit Cottonwood Apartments at 8150 Cottonwood Ave. in Fontana for $9.5 million from Inland Empire Investments. Reza Ghaffari of Marcus & Millichap represented both the buyer and the seller.

* Valley Spring Apartments L.P. acquired the 44-unit Studio Heights apartment complex at 10621 Valley Spring Lane in Toluca Lake for $5.4 million from Turnkey Properties. Chuck Henderson and Keith Brennan of Diversified Commercial Investments represented the buyers. Valley Spring Apartments represented itself.

* Law firm Saltzberg, Ray & Bergman signed a five-year, $2.2-million lease for 13,194 square feet of office space at 12121 Wilshire Blvd. in Brentwood. The landlord, Lowe Enterprises Commercial Group, was represented by Mitch Stokes and Bob Safai of Madison Partners. The tenant was represented by Stan Gerlach of CB Richard Ellis.

* First Imperial Properties of Encino acquired the 26,880-square-foot Imperial Medical Plaza at 15651 Imperial Highway in La Mirada, for $2 million from Union Central Life Insurance Co. Robert Garey of NAI Matlow-Kennedy represented the seller. First Imperial Properties represented itself.

* Gainey Living Trust acquired 118,154 square feet of land at 10323, 10327, 10329, 10331 and 10339 and 10343 Norris St. and at 12430, 12454 and 12463 Osborne St. in Pacoima for $2 million from George Lanning. Greg Barsamian of CB Richard Ellis represented the buyer. The seller was represented by Ross Thomas of Delphi Business Properties.
