FMI International West signed a seven-year, $11.9-million lease for 315,000 square feet of distribution space at 22351 Wilmington Ave. in Carson. The landlord, AMB Property Corp., was represented by Bret D. Quinlan and Vince Manchee of Cushman & Wakefield. FMI was represented by Ed Wittemore of Los Angeles Real Estate Management.

* Roxbury Capital signed a 10-year, $9.9-million lease for 27,698 square feet of office space at 100 Wilshire Blvd. in Santa Monica. The tenant was represented by Arlene Sommer and Mike Catalano of Julien J. Studley Inc. Douglas Emmett & Co. represented itself.

* Tarzana Tower and TOIBB Enterprises bought a 10-story, 80,482-square-foot office building at 18321 Ventura Blvd. in Tarzana from 18321 Ventura Associates for $7.4 million. The buyers were represented by Brian Forster and Lisa Louis of TOLD Partners. The sellers were represented by Bob Safai of Madison Partners.

* Law firm Van Etten, Suzumoto & Haag signed an eight-year, $6.5-million lease for 24,500 square feet of office space at the Water Garden in Santa Monica in a sublease from law firm Haight, Brown & Bonesteel that included approximately $1-million worth of furniture. Robert Chavez and Bryan Lewitt of the Staubach Co. represented the tenant. Haight, Brown & Bonesteel was represented by Arlene Sommer, Steve Walbridge and Stephen Barker of Julien J. Studley Inc.

* Los Angeles-based Royal Investors Group purchased the French Quarter, a 56,314-square-foot office and retail building at 20969 Ventura Blvd. in Woodland Hills, for $6 million from Los Angeles-based WHCLA Real Estate Limited Partnership. Bert Abel and Tom Festa of Grubb & Ellis represented the buyer and the seller in the transaction.

* DJ Investment Properties of Encino bought a 76,032-square-foot industrial property on 3.5 acres at 5630 Cerritos Ave. in Cypress that serves as headquarters for Cleveland Golf Corp. for $5.8 million from Naltec Investment Corp. Kevin Turner of Seeley Co. represented the buyer. The seller was represented by Evergreen Investments.

* Lasik Vision, a publicly held laser eye surgery company based in Vancouver, Canada, signed a 10-year, $3-million lease for 7,164 square feet of office space at 9090 Wilshire Blvd. in Beverly Hills. Jeffrey E. Resnick of First Property Realty Corp. represented the landlord, Casden Properties. The tenant was represented by Jeff Pion of CB Richard Ellis.

* ShareDocs Inc. signed a seven-year, $3-million lease for 11,211 square feet of office space at 10100 Santa Monica Blvd. in Century City. John Ghiselli of Julien J. Studley Inc. represented the tenant. The landlord, Hines Interests, was represented in-house by David Jordan.

* BCTC Corp. signed a three-year, $2.6-million lease for 183,000 square feet of industrial space at 6000 E. Slauson Ave. in Commerce. Dave Hess of Cushman & Wakefield represented the tenant. Rooney Daschbach of Trammell Crow Co. represented the landlord, Crow Holdings Industrial Trust.

* Farooq Ghias of Valencia signed a 20-year, $2.4-million lease for 9,000 square feet of space at 2005 W. Avenue K in Lancaster’s Clock Tower Shopping Center, where Ghias has opened a Denny’s restaurant. Cesar De La Cruz of Westcord Commercial Real Estate Services represented Ghias in lease negotiations. Landlord Investment Concepts Inc. represented itself.

* Sussex Capital Group of Woodland Hills, through Ventura Canyon Apts., acquired a 57-unit apartment building at 7717 Ventura Canyon Blvd. in Van Nuys for $2.3 million from Panorama 57 Ltd. Mike Mickelson of Re/Max Commercial represented the buyer. The seller was represented by Dinker Shah of Dato Management.

* Investor group 22135 Roscoe/Canoga sold a 22,000-square-foot medical office building on 1.9 acres at 22135 Roscoe Blvd. in Canoga Park to Christine & Daniel Materdomini of DiVinci Studio for $1.9 million. The seller was represented by Cathy Scullin of NAI Capital Commercial. The buyers were represented by Carlo Brignardello of Cresa Partners.
