JH Real Estate Acquires 253-Unit Site in Ontario

JH Real Estate Partners of Newport Beach bought the 253-unit Rancho Manor Apartments at 1900 S. Campus Ave. in Ontario for $12.9 million from Los Angeles-based CMI Management. Douglas Froehlke of Marcus & Millichap represented the buyer and the seller.

CP104 LLC, a joint venture between Los Angeles-based Hanover Financial Co. and Kennedy-Wilson International of Beverly Hills, sold a 104-unit apartment project at 77 South Citrus Ave. in Azusa for about $10.3 million to a partnership controlled by Don Hunt. The buyer was represented by Reza Ghaffari of Marcus & Millichap. The seller represented itself.

Western General Insurance Co. signed a nine-year, $10.2-million sublease for 40,174 square feet of office space at 5230 Las Virgenes Road in Calabasas for its corporate headquarters. Sheryl Mazirow of Grubb & Ellis represented the tenant. The sub-landlord, Amwest Insurance, was represented by Marc Spellman and John Sabourin of Colliers Seeley International.

Price, Raffel & Browne Administrators Inc. signed a six-year, $4.1-million lease for 19,000 square feet of office space at 1925 Century Park East in Century City. The tenant was represented by Bryan Lewitt and Gerald Porter of Cresa Partners. The landlord, 1875/1925 Century Park East Co., was represented by Kathy McKay and Edward Collins of Watt Commercial Properties.

Inland Paperboard & Packaging signed a 10-year, $7.5-million lease for 121,000 square feet of manufacturing and distribution space at 11500 Los Nietos Road in Santa Fe Springs. Ted Carpenter of Carpenter & Associates represented the tenant and the property owner, Margie’s Investments of Whittier.
