* Ceridian Corp. signed an eight-year, $27-million lease for 134,000 square feet of office space at Fountain Valley City Centre at 17390 Brookhurst St. in Fountain Valley, where the company will merge several of its Orange County operations. The tenant was represented by Rick Sherburne and Travis Boyd of CB Richard Ellis. The landlord, Arden Realty, was represented in-house by Andy Batcheller and Marc Jones.

* Global investment banker UBS Warburg’s fledgling Westside office, headed by Ken Moelis, formerly of DJL/CSFS, will relocate within Century City to 47,500 square feet at 1999 Avenue of the Stars. Brad Feld of Cushman & Wakefield represented UBS in negotiating the five-year agreement valued at about $16 million. Mark McCaslin of McCaslin Co. represented landlord Equity Office Properties/JMB Realty.

* Shoe manufacturer Skechers purchased the 62,835-square-foot Manhattan Beach Office Plaza at 225 S. Sepulveda Blvd. in Manhattan Beach for $14.5 million from Pacifica Capital Group of Marina del Rey. The building will be the Skechers corporate headquarters,said Larry Daniels and Kevin Shannon of Grubb & Ellis, who represented the seller. Skechers represented itself.

* Save-Most Desert Rancho Ltd. of Laguna Hills bought a 55,282-square-foot office complex at 23272-23282 Mill Creek Road in Laguna Hills from Capital Pacific Holdings Inc. for $9.6 million. The buyer was represented by Alan Pekarcik, Tyson Theel and Rob Mitchell of Voit Commercial Brokerage. The seller was represented by Gregg Herbert and Jeff Hanson of Grubb & Ellis.

* Disneyway Partners acquired a 67,000-square-foot industrial building at 1600-1648 Clementine St. in Anaheim for about $4.4 million from BM Partners. Brian Doner of Daum Commercial Real Estate Services represented the buyer. The seller was represented by Chris Migliori of Daum.

* Connecticut-based equipment rental giant United Rentals Inc. signed a 10-year, $4.3-million lease for a 15,000-square-foot build-to-suit industrial building to be completed this fall at 16300 Gothard St. in Huntington Beach. Mike Bouma of Voit Commercial Brokerage represented the tenant. The landlord, John J. Mullin, was represented by Clyde Stauff of Colliers Seeley International.

* CT Realty Inc. bought a 39,000-square-foot industrial building at 2338 Alaska Ave. in El Segundo for $4 million from Eaton Corp. William Bradford Vickrey of Daum Commercial Real Estate Services represented the buyer and the seller.* Forefront Diagnostics, a developer and manufacturer of drug tests, purchased a 40,750-square-foot building at 2031 Valencia Circle in Lake Forest for about $3.1 million from Fardin Mostafavi. Chip Wright and Gregg Haly of CB Richard Ellis represented the seller. Jeff Carr of CB Richard Ellis and John Salmon of PRES represented the buyer.

Draper’s & Damon’s, a manufacturer of women’s clothing, signed a six-year, $3-million lease to expand into 90,008 square feet at 5 Pasteur in Irvine. Chip Wright of CB Richard Ellis represented the tenant. The landlord, Irvine Co., was represented in-house by John Turner.
