Cape Cod on the Pacific

Sandy Gallin is a producer of Broadway shows and TV series such as “Buffy the Vampire Slayer,” but he is almost as well known for his ventures in real estate, fixing up and reselling homes in the multimillion-dollar price range.

Gallin normally refurbishes and sometimes expands a house. This is the first one he has built from the ground up. As a location, he chose Paradise Cove, a pricey stretch of Malibu beach and a haven for surfers. Situated on a high bluff overlooking the ocean and its own 278 feet of sandy beach, Gallin’s house looks like a modern home that could be set in Cape Cod, but it is a short walk or golf-cart ride to the Pacific.

Gallin, who has managed such stars as Dolly Parton and Neil Diamond, found that he had an eye for rehabbing and selling high-end homes at a profit about 25 years ago, according to co-listing agent June Scott, who has performed 32 transactions with him over the years.

He chose Paradise Cove this time because he had bought, remodeled and sold a number of homes on Carbon Beach and was ready to try another area.

“It was a junkyard when he started on Carbon,” Scott said. “Now every mogul who bought there is buying contiguous properties.”

There is no doubt that Gallin is investing in a high-end neighborhood now. The property next door to his is on the market at $25 million, and one nearby is being shown at $75 million, Scott said.

At this level, it’s a business decision whether to buy or not, she added. “They don’t buy because they love a house. They buy because it spells success.”

About this house: The two-story home is at the end of a private graveled road and has a master bedroom suite, three guest suites, two maid’s quarters, a pool and city-to-ocean views. It’s furnished “to the hilt,” Scott said, but those furnishings come at an extra, as-yet-unspecified cost.

Asking price: $29,950,000

Size: There are six bedrooms and eight bathrooms in 9,300 square feet. The lot size is 131,551 square feet.

Features: The home also has a bar, breakfast area, den, office, patio and fireplaces in the dining, family and living rooms. There are hardwood floors and a slate roof.
