Too Many McMansions In Manhattan Beach?

How many brand-spanking new McMansions is too many? (I know, some of you think the answer is, ‘One.’) Manhattan Beach Confidential has been counting up the new, ahem, houses in the ‘Tree Section’ of Manhattan Beach, and sees a glut in the making.

Average McSize of these new McHouses: 5 bedrooms, square footage in the mid-3000s.

Snippet: ‘The going rate for new construction in the Trees is $2.3 million plus. Typical size is 5 br, with an equal or greater number of baths and square footage in the mid-3000s. The higher-end homes reach almost $3.5m, while the high (dream) asking price now is $3.9m.

‘But as the real estate market slows, this business is looking squishy. In the 5 weeks of Spring thus far, since MBC began publishing detailed tracking data, only one new-construction home in the Trees has gone into escrow (758 27th). Sixteen more are lingering... But that’s just part of the story. There are now at least 60 more new homes under construction in the Tree Section alone.’
