Industrial Parks : Maryland Tool Maker Leases Most of Building

Black & Decker, Maryland-based manufacturer of consumer building tools and small appliances, has leased 205,000 square feet in a 258,000-square-foot building at 11671 Dayton Drive in the Rancho Cucamonga Distribution Center for five years at an aggregate rental of about $3.4 million.

The 150-acre industrial park, a development of O’Donnell, Brigham & Partners of Costa Mesa, is bounded by 6th and 8th streets and Pittsburgh and Milliken avenues, Rancho Cucamonga. The lease was negotiated by Coldwell Banker Commercial Real Estate Services.

Building Completed

A $1-million, single-tenant office and industrial building has been completed at 27810 Avenue Hopkins in the Valencia Industrial Center, Valencia, and is available for lease through EZ Realty of Tarzana.

The owner-builder of the two-level, 23,500-square-foot structure with a 2,500-square-foot office mezzanine, designed for a high-tech light industrial or warehousing user, is Valencia VI, a Tarzana-based partnership of local investors. The building’s architect is Barasch Associates of Pasadena.

Sale and Lease Reported

In separate transactions totaling $10.92 million, R. E. Hazard Contracting Co. has leased 10 acres and purchased an adjacent 30,000-square-foot land parcel at California 163 and Friars Road in the Miramar Industrial Park in the Miramar Road area of San Diego.

Three lots zoned M1B were leased for 24 years for a total consideration of $10.62 million from S. L. Haehn and James R. Bobbitt as individuals. The adjacent land was bought from Miramar Industrial Park, a California general partnership with Haehn and Bobbitt as partners, for $300,000.

Hazard plans to relocate its headquarters and equipment yard from Mission Valley to the new site. All parties in both transactions were represented by Daum Business Properties Brokerage Co., San Diego.

New Facility Completed

Construction is complete at the $4.7-million Santa Fe Springs Industrial Park, 12870 Florence Ave., Santa Fe Springs, according to Lusardi Construction Co., the general contractor.

The owner-developer of the 340,000-square-foot project, containing six single-story, concrete tilt-up buildings on a 17-acre site, is Davis Developments of Newport Beach. The architect is Himes, Peters & Associates, Costa Mesa, and the leasing agent is Coldwell Banker.

Building Purchased

Otto J. Rose of Santa Ana has bought a 40,000-square-foot industrial building on 5.3 acres at 13922 Oak St., Chino, from its previous owner-occupant, Stratton Fencing Inc. of Salt Lake City. The building will be occupied by Union Steel Connectors, now in Santa Fe Springs. Collins Fuller Corp. of Irvine and Riverside represented the buyer and Coldwell Banker the seller.

$7-Million Lease

Esselte Pendaflex Corp., manufacturer of filing supply systems, has leased an industrial/office building in Buena Park from the owner and previous occupant, Modern Materials Inc., for 10 years. The $7-million lease was negotiated by Colins Fuller Corp. of Irvine and Riverside. The rail-served, concrete tilt-up building on 10.1 acres at 6280 Artesia Blvd. contains 218,640 square feet, 14,000 square feet of which is office space, and is rail-served.

Land Parcel Bought

Barton Development Co. has bought 20 acres valued at $8 million on the south side of Arrow Highway a block east of Haven Avenue, adjacent to the Rancho Cucamonga Business Park in Rancho Cucamonga, from Arrow Haven East & West Ltd. of Diamond Bar. Cushman & Wakefield, Ontario, who represented both parties, said Barton plans to develop an industrial park that eventually will encompass 50 acres.
