Orange : High-Rise Office Plan to Come Before Council

A plan that would transform a residential area near Anaheim Stadium into a high-rise office and commercial complex will be considered by the City Council in a public hearing tonight.

The Koll Co. is proposing development of two 24-story office towers, two six-level parking structures and two restaurants on a 12.5-acre site between State College Boulevard, Orangewood Avenue and Hollister Street. A company spokesman said the approximate value of the entire project is $200 million.

Koll has already acquired all 50 residential lots within the triangular-shaped area adjacent to Anaheim Stadium, so no relocation or eminent domain actions will be taken by the city, said development director Bert Yamasaki. The area was unincorporated county land until annexed by Orange last June.

The council will consider conceptual approval of the project tonight, with specific plans scheduled for later this year. If approved, construction on the first half of the project could be completed in late 1988, said the company spokesman, who asked not to be identified. Koll is also working to acquire parcels between Hollister and Anaheim Boulevard.

The project is part of the city’s plans for development within the Southwest Redevelopment Project Area south of Anaheim and west of the Santa Ana River. “I think this is part of the long-term development pattern that’s occurring in the area,” Yamasaki said.

The council meeting will begin at 7 p.m. in the council chambers, 300 E. Chapman Ave.
