State Leads Nation With 130 of ‘Housing Giants’ : But Three Texas Companies Ranked Highest in Volume of Sales, Magazine Survey Discloses

California again led the nation in the number of “housing giants” last year, with 130 of the top 482 residential builders, according to Professional Builder magazine.

Texas was second with 53, including the largest builder on the list, Dallas-based Lincoln Property Co., which had a 1985 sales volume of $2,164,319,000.

The No. 2 and No. 3 builders, Centex Corp. and Trammell Crow Residential Cos., respectively, are also based in Dallas. Both had sales volumes of more than $1 billion, more than twice that of the highest-ranking California-based builder.

Fleetwood Enterprises, Riverside, was the highest ranking California builder on the list, 12th, with 1985 sales volume of $524,106,000.

A. G. Spanos Construction Inc., Stockton, was 13th with $515.16 million, followed by American Diversified, Costa Mesa, 16th with $486,219,000; Kaufman & Broad Inc., Los Angeles, 17th with $466,356,000; Robertson Homes, Stockton, 19th with $435,189,000; William Lyon Co., Newport Beach, 20th with $425,284,000; Shapell Industries Inc., Beverly Hills, 22nd with $392 million; Pacific Lighting Real Estate Group, Santa Ana, 23rd with $381.25 million, and Watt Industries, Santa Monica, 25th with $368.2 million.

Other high-ranking California-based builders include Pacific Scene Inc., San Diego, 26th with $351,799,000; Lewis Homes, Upland, 31st with $312,224,000; Irvine Pacific Development Co., Newport Beach, 32nd with $298.36 million; CoastFed Properties, Beverly Hills, 36th with $271,598,000; Standard-Pacific Corp., Costa Mesa, 37th with $265,849,000; Citation Homes, San Leandro, 44th with $231 million; the Grupe Co., Stockton, 45th with $230,946,000; Goldrich & Kest Industries, 48th with $226,099,000, and McKellar Development Cos., La Jolla, 49th with $224,211,000.

Also, J.M. Peters Co. Inc., Newport Beach, 53rd with $218.48 million in 1985 sales volume; Ponderosa Homes, Irvine, 54th with $215.93 million; the Lusk Co., 56th with $208,362,000; Barratt American, Irvine, 62nd with $183,732,000, and Prometheus Development Co., Cupertino, 64th with $161.4 million.

The annual listing appeared in the July issue of the trade publication. Single-family detached houses accounted for $14,342,531,530 or 28.87% of the total sales volume of $49,675,625,772 of the 482 builders on the list.

In order to be ranked, a builder had to have a sales volume of at least $15 million last year. The survey revealed that the 482 companies listed built and sold 682,871 housing units in 1985, about 28% of the total home building activity in the nation.
