Actors’ Fund Is Landlord in Burbank : Office Building in Media District Now One-Third Leased

The new Business Arts Plaza, a $27-million, eight-story curvilinear office building in the heart of the Burbank media district, is more than one-third leased, with two floors occupied by the Screen Actors Guild-Producers Pension and Health Plans, owners of the property.

Warner Elektra Atlanta and World Events Productions moved in last month and Delta Stationers plans to open on the ground floor in March.

Located at 3601 W. Olive Ave., on a triangular site bounded by Olive Avenue, Riverside Drive and Hollywood Way, the 154,000-square-foot building was designed by the Luckman Partnership to serve the special needs of the entertainment industry and professional service businesses.

The building shape was generated by the triangular site, Luckman partner-in-charge Frederick M. Yerou said. “The tight site, only 30,000 square feet, presented a major design challenge, and the economics of the building required that the full site be used for the office structure itself, with a parking structure built underneath the adjacent block of Riverside Drive.”

Pedestrian Entrances

The structure is clad in precast beige fiberglass-reinforced concrete panels and bronze reflective glass. The two-story, reddish-brown granite base frames pedestrian entrances on Olive Avenue and Riverside Drive.

A central corridor is lined with 10,000 square feet of retail space. Above, typical floors of 19,000 square feet provide virtually column-free office spaces on the radial Riverside-Olive side.

Business Arts Plaza was financed by the 60,000-member Screen Actors Guild-Producers Pension Plan and profits from the venture will help pay retirement benefits to the organization’s members.

Karsten Consultants represented the owner in the development of the building; general contractor was Jones Bros. Construction Co., landscape architect was Robert Herrick Carter & Associates Inc. and interior designer was Walker Associates.

Cushman & Wakefield’s Los Angeles and San Fernando Valley offices are the exclusive leasing agents.
