Firms Form Partnership for TriPointe

Ground has been broken for TriPointe, a $15-million mixed-use complex at the southwest corner of Alton Parkway and Irvine Boulevard, Irvine, by the first-time development partnership of the Irvine Co. of Newport Beach and Birtcher of Laguna Niguel.

The 15-acre, six-building development is located within the 2,200-acre Irvine Spectrum, a premier international center master planned by the Irvine Co. It is expected to have a 20-year build-out period as an evolving research, technology and business community.

Currently in place are the Irvine Spectrum infrastructure, representing an Irvine Co. investment of $225 million, and 340 companies already providing 13,000 jobs. Independent corporate entities now account for an average annual investment of $150 million at the site, and in another two decades it is expected that Irvine Spectrum’s employment base will have increased to about 100,000 jobs.

The 150,000-square-foot TriPointe complex will combine retail, commercial office, research-and-development and industrial uses in six single-story structures catering exclusively to the business and professional needs of Irvine Spectrum.

“TriPointe will offer Spectrum’s major corporations a much-needed complement of restaurants and support services and was designed to accommodate a wide variety of small- and medium-sized tenants,” said Sandra Christ, a director of sales and marketing for Birtcher, managing partner for the TriPointe project.

Retail space will occupy a total 19% of the leasable space; multitenant industrial space will total 77,000 square feet, while a 44,000-square-foot building has been designed specifically for commercial office users.

The architectural concept by Howard F. Thompson & Associates of Irvine, contrasts the white facades of the buildings with green reflective glass and incorporates a garden patio atmosphere with seasonal color, lush landscaping and terraced areas with benches. Water fountains and interlocking pavers will enhance the project.

Construction plans call for such features as conduits for telecommunications, flexible floor plans with expansion capability, covered building entries, loading docks in the industrial spaces, exterior corporate signage for tenants of all sizes, and parking at a ratio of four spaces per 1,000 square feet of leased space.

Birtcher Construction of Laguna Niguel is the general contractor.

The Irvine/Birtcher venture combines substantial track records in the development and construction fields, with the Irvine Co., acclaimed for its development of the model city of Irvine, and Birtcher for its development of commercial properties, which exceed 34 million square feet throughout the nation.
