Koll Completes Spectrum Phase 1 : Joint Venture With Irvine Co. Building Second Project

The Koll Co., in joint venture with the Irvine Co., has completed a three-building first phase and embarked on the second phase of a high-technology complex at Irvine Spectrum in Irvine.

The $100-million, 16-building project is located on a 50-acre site adjacent to Alton Parkway and the Santa Ana Freeway, directly across from the Irvine Center, the urban core of the 2,200-acre Irvine Spectrum--a research, technology and business center with a targeted, 20-year build-out period.

The completed $20-million first phase of the service/technology-oriented Irvine/Koll Venture includes two adjacent two-story-and-mezzanine buildings of 58,000 square feet and 75,000 square feet, plus a two-story building with 51,000 square feet.

James E. Bell, vice president of sales and marketing for the Irvine Office and Industrial Co., responsible for Spectrum’s development, said the IOIC plans to occupy the top floor of one of the three completed buildings and will move its offices from Newport Beach.

Transamerica Insurance Co. has leased the entire 48,000-square-foot ground floor of a second building for a regional insurance center, and Beech Street Health Care Services has leased 26,000 square feet of the building located at Alton Parkway and Ada for its 100-employee staff.

Coldwell Banker Commercial Real Estate Services, Newport Beach, is the exclusive leasing agent for the project, which will be managed by the Koll Co.’s Asset Management Division.

Designed by Leason Pomeroy Associates, the three completed Irvine/Koll buildings have a bold contemporary appearance with horizontal bands of scored precast concrete alternating with bands of blue laminated glass. The buildings have one arc-shaped wall and two rectangular walls.

Second Phase Work

Phase 2 of construction is expected to be completed by late summer and includes a service/technology-oriented, multitenant complex totaling 123,000 square feet and featuring freeway visibility from Technology Drive along the Santa Ana Freeway and a research building of 80,000 square feet that will be adaptable for two tenants.

When fully completed in 1988, the Irvine/Koll Venture project will encompass 760,000 square feet. Koll Construction is the general contractor on both phases and Leason Pomeroy Associates is the architect for both.
