Oxnard Projects Total $110 Million : Business Park and Manufacturing Complex Under Way

Ventura County’s largest land-holding developer has embarked on a $100-million construction program totaling 1 million square feet of space on two Oxnard sites.

The projects are under way in the north end of Oxnard, long identified as having the tallest office towers in Ventura County, along its stretch of the Ventura (101) Freeway.

The Sammis Co. of Irvine is the developer in partnership with Copley Real Estate Advisors of Boston. Their projects are a multi-use, $75-million business park, the Sammis Business Center/Oxnard, and a $35-million manufacturing/warehouse complex, the Del Norte Industrial Park.

The business park is at the southwest corner of Rice Avenue and the freeway and will contain a 150-room hotel, according to Russell A. Goodman, managing general partner for Sammis in Ventura County. Other than identifying the hotel as part of a “national hospitality chain,” Goodman declined to say what firm will build the business-oriented hotel.

The $20-million first phase of the business center is scheduled to open next fall with 140,000 square feet of space, he said. The campus-style project will have one two-story office building with 40,000 square feet and two two-story office buildings of 50,000 square feet each.

The rest of the center, designed by Leason Pomeroy Associates, Orange, will be completed over the next three to five years, Goodman said.

Del Norte Industrial Park, at Almond Drive south of the Ventura Freeway will also be designed by Leason Pomeroy Associates.

Its first phase also will be completed next fall and will consist of four buildings ranging from 42,000 to 125,000 square feet and totaling 300,000 square feet. Almond Drive will be renamed Del Norte Boulevard.

“As the largest land-holding developer in Ventura County, the Sammis Co. is committed to working closely with local governments to ensure that growth is done in a controlled, orderly fashion, while also recognizing the needs of tenants,” Goodman said.

Sammis Business Center/Oxnard will offer its tenants “Class A office space with such features as two-story atrium lobbies and green glass exteriors,” he said. The exclusive leasing agent is the Ventura County office of Grubb & Ellis.

Del Norte Industrial Park, marketed on an open-listing basis, is served by rail, offers dock-high truck wells and has ample power for manufacturing or distribution uses, he added.

Copley Real Estate Advisors is a subsidiary of The New England, formerly known as New England Mutual Life Insurance Co.

In addition to the two new projects, the Sammis Co.’s other Ventura County projects include McInnes Ranch, a $300-million, 235-acre master-planned business park in Oxnard, and Camarillo Gateway, a 90-acre mixed-use site at the southeast quadrant of the Ventura Freeway and Pleasant Valley Road in Camarillo.
