HOUSING STARTS : Moreno Valley Ranch
Construction has begun on the first phase of Moreno Valley Ranch, a $1.5-billion, 4,000-acre master-planned community of nearly 12,000 homes in Moreno Valley.
Fourteen builders are taking part in the project, with Costa Mesa-based Warmington Co. serving as master developer. Sales are expected to begin next month, with the first homes priced from about $130,000 to $375,000.
The project has several amenities, including a 35-acre lake, 76 acres of parks and a large recreation center. There will also be schools in the community, a large business park and retail shops.
The community, which will take about five years to complete, also boasts a 27-hole golf course designed by Peter Dye and developed by Landmark Land of California Inc. The ranch is about 4 miles south of California 60 and 6 miles east of Interstate 215.
For Move-Up Buyers
Finishing touches are being put on the model homes in Cambria, another planned community rising in Moreno Valley.
Unlike many of the homes being built in the Inland Empire, the 150-unit project is aimed at move-up buyers instead of first-time purchasers. Developer Bramalea Homes is offering three- and four-bedroom Mediterranean-style houses with as many as 2,500 square feet.
Prices are expected to start at about $160,000 and go as high as $220,000. The 39-acre project is at the intersection of Fredrick Drive and Eucalyptus Avenue.
Anaheim Community
Woodcrest Development has started construction on the 101-unit Wildflower, the first residential neighborhood to be built in Anaheim’s master-planned community of Sycamore Canyon.
The one- and two-story homes will range from 1,301 to 1,943 square feet. Prices are expected to start at about $210,000.
Nearly half of the 325-acre Sycamore Canyon development will be preserved as open space. There will be playgrounds, horse trails, hiking and bike paths, retail shops and several places of worship when the 1,119-unit community is completed in about three years.
Sycamore Canyon is south of the Riverside Freeway at Weir Canyon Road in the Anaheim hills.
300 Homes Planned
Newport Beach-based Premier Homes has bought 117 acres in a master-planned community in Riverside and is expected to begin construction of nearly 300 homes on the site this summer.
Premier paid Acacia Construction Inc. nearly $7.2 million for the land, which is in the California Oaks project near the intersection of Clinton Keith Road and Nutmeg Street. The property is zoned for 284 single-family lots with about 7,200 square feet each.
Models Opening
One home builder has opened its model homes and two others will do so soon in Victoria, a 2,100-acre master-planned community near the intersection of Milliken and Baseline avenues in Rancho Cucamonga.
Baywood Development Group recently opened models in its Sienna project, a group of 83 one-and two-story homes with four and five bedrooms each. Prices for the homes, which have as many as 2,611 square feet, are expected to start at $211,000 and go as high as $234,000.
Watt Inland Empire Inc. will open models by the end of May at its Park Royale tract, a neighborhood of 70 two-story homes with up to four bedrooms and 2,429 square feet each. Prices are expected to range from about $205,000 to $235,000.
Construction is also under way on the 111-unit Highland Vineyards, a project of San Ana-based J.P. Rhoades Development. Single-family homes in the first phase will have 1,829 to 2,619 square feet, with three- and four-bedroom plans. Sales begin May 13, with prices ranging from $202,000 to $253,000.
The entire Victoria project will have about 7,700 homes when it is completed in about five years. It includes several parks, a day-care center, schools and biking and jogging paths.
Sales Start Slated
Sales are expected to begin next month at the Crest at Whelan Ranch, a 290-unit development rising near the intersection of California 76 and Douglas Drive in Oceanside.
Homes in the Lusk Co. project will range from 2,200 to 2,545 square feet and are expected to cost between $240,000 and $280,000.
The Crest is the newest community rising in the master-planned Whelan Ranch. The ranch, which covers about 468 acres, will have about 1,000 detached homes and condominiums when it is completed in 1995.
Duplexes Go on Sale
Twenty-eight “paired villas,” including eight furnished models, are up for sale at the active-adult community of Leisure Village in Oceanside.
The Mediterranean-style duplexes range from 971 to 1,936 square feet, have one or two baths, and cost from $229,990 to $249,990. The furnished models start at $249,990.
Buyers will have use of all the village’s amenities, including its 27,000-square-foot country club and 18-hole golf course. Leisure Village is at 4707 Majorca Way, reached from the Emerald Drive exit of California 78.
