Two Move-Up Projects in Riverside

Quintessence Development of Riverside has announced plans for move-up home projects in two Inland Empire areas.

Regalia, an $8.6-million neighborhood of executive homes, will be located near the intersection of Archibald Avenue and Wilson Ranch Road in the Alta Loma area of west Rancho Cucamonga.

The project, designed by Hales-Langston Architects, is being developed as a joint venture of Quintessence and Benason Inc. of Fullerton. The homes, ranging in size from 2,619 to 3,492 square feet, will have from four to six bedrooms.

In addition to Regalia, Quintessence is planning 82 move-up residences in Yucaipa, Morningside at Stanley Ranch, just east of the city of Redlands.

The homes in the $23-million project, also designed by Hales-Langston, will be situated on lots ranging from one-half to 10 acres and will be sized from 2,465 to 3,170 square feet with four and five bedrooms. Prices will be in the mid-200,000s.

Luxury Homes Planned

The Buie Corp. and Home Capital Development Group have purchased 158.8 acres on Mt. Soledad in San Diego where they plan to develop Ridgegate La Jolla, a community of 166 luxury homes.

The property, just off Mt. Soledad Canyon with direct access to Interstate 5, was purchased from Avco Community Developers Inc. for $28.8 million.

The Mediterranean-style residences will range in size from 2,700 to 3,500 square feet with prices anticipated to start at $500,000. Construction of Ridgegate La Jolla will begin this fall.

The new community will feature two recreation centers, including a swimming pool, spa, cabana clubhouse and two tennis courts.

First-Phase Work

Construction is under way on a new project of 160 single-family homes to be built at Century Park in Cathedral City, a 100-acre, $25.8-million residential community.

Chartwell at Century Park is the joint venture of Chartwell Associates of Cathedral City and Marix Housing Corp. of Houston. It has been designed by Frank Gonzalez, with a total of four floor plans and 12 architectural elevations following a Southwestern theme with overtones of Mission Spanish and California contemporary.

The homes, located just west of the intersection of DaVall Road and McCallum Way, will range in size from 1,771 to 2,474 square feet with three and four bedrooms. Prices will be from $129,900 to $180,000 in the first phase of 21 homes slated for mid-October occupancy.

Fall Construction

Summers Homes has acquired the rights to develop 70 acres of residential property in the eastern end of Coachella Valley.

The parcel is zoned for 332 single-family homes and is bordered by Calhoun Street on the west and 48th Avenue to the north.

The project represents the initial phase of a 640-acre master-planned community known as Polo Plaza at Rancho Coachella.

The developer expects to produce homes to begin selling in the low $100,000s. Construction is scheduled to begin in the fall.

Golf Course Sites

A December preview opening is scheduled for a $34-million, 62-home move-up development by J. M. Peters Co. along the fairways of Coto de Caza Golf Course in the Orange County community of Coto de Caza.

The still-to-be-named development will feature two-story, four-bedroom houses, ranging in size from about 3,273 to 3,978 square feet. Prices have not been determined. Models are expected to be completed next March.

Peters recently sold out East Hill, a $30.1-million, 67-home development in Coto de Caza. Like East Hill, the houses in the new project will be “designed, appointed and marketed to appeal to a spectrum of discriminating move-up buyers,” according to Bud Warner of J. M. Peters.

Terraced Hillsides

Barratt San Diego will build 112 single-family houses on a 30-acre site south of Mercy Road and west of Interstate 15 in the San Diego community of Rancho Penasquitos.

Four models featuring “Italian hilltop” architecture will open next year, according to Joe Tracy of Barratt San Diego. The property was purchased from the J. L. Elder Co. for about $8.4 million.

The plans in the yet-to-be-named development will take full advantage of the terraced hillside site, Tracy said. Some of the sites will have views of the Pacific Ocean, he added.

12 Chatsworth Homes

Construction is progressing at Chatsworth Country Estates consisting of 12 Mediterranean-style residences on a 6.29-acre site off Needles Street just west of Shoup Avenue in Chatsworth.

The development by Fargo Industries features luxury homes with four to six bedrooms, 3 1/2 to 5 1/2 baths and 3,420 to 4,700 square feet in six diverse plans. Home sites will average 18,700 square feet.

Home prices start at $795,000, with occupancy slated for spring of 1990. Interiors will feature cooking islands, walk-in pantries and closets, dressing rooms and whirlpool baths.

Neighborhood Park

A prime 7.1-acre parcel in the master-planned community of Del Mar Highlands directly north of Torrey Pines High School, is the site of Torrey Highlands Park, now under construction by Pardee Construction Co., with input from Project Design Consultants and KTU+A, both of San Diego.

The new $2.5-million neighborhood park, located off Del Mar Heights Road and Lansdale Drive, San Diego, will be open to community residents by January.

Plans for the park include a picnic area, a 1-mile hiking trail leading through the surrounding natural canyons, bike tracks and large security parking lot.

35 Camarillo Homes

Braemar Camarillo, a 35-acre, 39-home estate development by Braemar Development, is under construction in the Santa Rosa Valley of the Ventura County city of Camarillo. The models, designed by the Berkus Group, Santa Barbara, are expected to open in February.

The two-phase development at Santa Rosa and San Rafael roads will feature four- and five-bedroom houses on 3/4-acre sites. The houses will have a projected starting price of $575,000 and will range in size from 3,274 to 4,000 square feet.

Mirage in Palmdale

Marlborough Mirage, a $30-million, 134-house housing tract by Marlborough Development Co., is scheduled to get under way in October with the construction of four model homes at the northeast corner of Elizabeth Lake Road and 20th Street West in Palmdale.

The 4- and 5-bedroom houses, designed by Stoffregen-Fuller & Associates, San Juan Capistrano, will range in size from 1,830 to 2,676 square feet. The one- and two-story plans will have 2 or 3 baths and Spanish, Mediterranean and French design elements. The models will be decorated by interior designer Norman Colburt.

The 34-acre tract will be the Century City-based Marlborough’s third Palmdale project, according to Michael K. Greene, marketing director. The other two are Marlborough Country Palms at Avenue P and 20th Street West and Marlborough Sunrise Pointe at Boulder Ranch, near Pearblossom Highway and 30th Street East.

Barratt Land Purchase

Barratt San Diego has purchased land in Rancho California for a 120-unit single-family house development. The firm paid Great American Development Co. $5.3 million for the 18 acres a mile and a half east of Interstate 15 and south of California 79.

Four floor plans will be offered when the first units go on sale early next spring, according to a Barratt San Diego spokeswoman.
